Asbestos Pipe Lagging,  Asbestos Thermal Insulation. Thermal Spray Coatings, Asbestos Insulation Board and Asbestos Millboard are some of the most common forms of Licensed asbestos containing materials. Licensed asbestos materials are the most dangerous asbestos containing materials with the highest propensity to release asbestos fibres. Asbestos Pipe Lagging and Thermal Insulation

Thermal insulation can be found in in cavities in lofts or below floors and loosely packed around pipework. Asbestos Pipe lagging is a thermal insulation found insulating pipework. Where  damaged then there will be unsealed asbestos, debris and an increased propensity to release asbestos fibres.

Asbestos Pipe lagging is found most commonly in commercial boiler rooms and plant rooms, in pipework not uncommonly in schools, hotels, offices, hospitals and municipal buildings. We have also come across lagged pipework and loose thermal insulation in houses and flats.

If damaged or works are planned that will potentially disturb the thermal insulation then removal will be required by a Licensed asbestos Contractor. If there is minor damage it may be possible to encapsulate the material combined with an environmental clean of the area

Asbestos Insulation Board and Asbestos Millboard

Commonly asbestos insulation board is found lining boiler cupboards, airing cupboards, garage ceilings and plant rooms. Asbestos board is used as a fire retardant and comes in board form. It is not as easily disturbed as pipe insulation but still has a potential for high level of asbestos fibre release.

If asbestos board is damaged or works are planned that will disturb the asbestos board then removal will be required by a Licensed Asbestos Contractor. If there is minor damage it may be possible to encapsulate the material combined with an environmental clean of the area

Asbestos Spray Coatings

Asbestos Spray coatings are a thermal insulation that has been sprayed on as a fire retardent and are found used as a protection for ceilings and beams in such as carparks, undercrofts below offices and in shops.

These asbestos thermal spray coatings are easily disturbed, will delaminate over time resulting in debris and loose asbestos fibres and have amongst the highest risk of asbestos fibre release

Spray coatings should be inspected regularly. Where damaged or if works are planned that will disturb the spray coating then removal should be carried out by a Licensed Asbestos Contractor. It may also be more practical to encapsulate the coating combined with an environmental clean of the area.

What to do if you suspect you have Asbestos Pipe Lagging or Asbestos Board or Thermal Insulation

If you suspect that you have asbestos pipe insulation, asbestos insulation board, spray coating or any form of asbestos thermal insulation then you should have the material inspected and sampled to determine whether asbestos is present. With such a potentially high risk asbestos material you need to understand if the board or thermal insulation contains asbestos, what risk it represents and what remedial action is required. The asbestos surveyor will carry out a visual inspection / survey and assuming it is safe to do so will take a small sample for lab analysis to confirm whether asbestos is present. The asbestos surveyor will also look at the condition of the material and its situation and the likelihood of future disturbance.

If there raw or loose fibres present then the required action will be either removal or encapsulation.

It would be a good idea to ensure the material does contain asbestos before incurring the cost of remedial action. Inspection and sampling of the suspected asbestos materials can be carried out for a fraction of the cost of removal

Removal of Asbestos thermal Insulation and Asbestos Board

Removal of licensed asbestos containing materials require a statutory notification to the Health and Safety Executive 14 day in advance of works. Works are carried out having created as series of air tight enclosures which run air filtration under negative pressure whilst the works are carried out. There is a statutory requirement for air testing to be carried out by an independent analyst company before the enclosures can be removed and the job completed. The analyst will run air tests to ensure the fibre count is consistent with the normal ambient fibre count.

How much does removal of Asbestos Board and Asbestos Pipe Lagging cost

Given that removal of licensed asbestos containing materials are stringently controlled then the costs are considerably higher than would be the case for bonded asbestos containing materials such as asbestos cement.
